Welcome to the Neighborhood!
At our next meeting on Tuesday, October 13th, 2026, at 6:30pm at the clubhouse, we will be discussing the possibility of a need of a Special Assessment to repair/replace items that require attention in the neighborhood. These items are: Replacing the fence along 41st St, Tear down and replace the playground equipment, Repair/paint entrance signs and lighting, and replacing 2 non-working unrepairable A/C units at the clubhouse and repair the other 2 units that have gone down in September. The plan is to discuss the costs of all these items and see what makes sense to complete. The goal is to have the neighborhood vote at the Annual Meeting on November 10th, 2026, at 6:30pm. There are 167 homes in the neighborhood and would need 2/3rds of the homeowners (112) votes in favor to pass the Special Assessment.
Per Article VII, Sec 1, paragraph B) "Suspend the voting rights of a member during any period in which such member shall be in default in the payment of any assessment levied by the Association." What this means is that Homeowners with a balance owed, will not be allowed to vote. That is currently 18 homeowners. That leaves 149 homeowners to vote, and 2/3rds would be 100 homes needed to vote in favor to pass the assessment.
We will have our 2026 Annual HOA Meeting on Tuesday, November 10, 2026, at 6:30pm. All Homeowners are encouraged to attend.
2027 HOA Assessment Dues will be created and emailed/mailed out soon, along with the notice of our Annual HOA Meeting. New Assessments will be due in January of 2027. After February 1, 2027, if not paid, late fees will be added.
We will hold our monthly HOA meetings at the Clubhouse on the 2nd Tuesday of every month at 6:30 PM, unless otherwise notified. All residents are encouraged to attend.
